WEXFORD PROPERTY EXPLOSION

The €70 Million Infrastructure Boost

How County Wexford Unlocks 5,000+ New Homes. County Wexford is experiencing one of the most significant economic transformations in years. The Irish Department of Housing has just released a historic financial injection of up to €70 million from the national Housing Infrastructure Investment Fund (HIIF) exclusively for five shovel-ready major projects in Wexford. This means: blocked building land is being massively accelerated, transport infrastructure is being upgraded, and the construction industry is getting the green light for one of the largest residential construction booms in the Southeast in a decade. For property investors, international relocators, and relocation professionals, this opens a time window that won’t come around again soon. Two flagship projects are at the center of this HIIF release.

The first is the Milehouse to Moyne Link Road in Enniscorthy, receiving €20 million in funding. This strategic connecting road is the cornerstone for an entire series of new residential developments around Enniscorthy. It connects two currently isolated housing developments and enables developers to simultaneously construct new homes on an additional 80+ hectare area. With this road, local council expects at least 2,500 residential units to be built over the next 36 months. The second project is the Ballynagee Link Road, which receives €10 million. This is a shorter development project that unlocks southern building land reserves. Here too, immediate construction activity is expected. The remaining €40 million will be used for additional road access, water supply, wastewater systems, and broadband infrastructure. The raw numbers are impressive. The number of building commencements in County Wexford has exploded by 121 percent compared to the previous year in the first five months of 2026. This is not just a trend, it’s a structural leap. This massive supply surge means that from Q3 2026 onwards, hundreds of new, energy-efficient A-Rated houses will flood the market monthly.

This ends the artificial scarcity that has characterized Wexford for years. With this volume of new supply, psychological pressure on existing property prices eases considerably. Buyers finally get options instead of desperation. For international professionals, remote workers, and relocators, Wexford transforms from a wish dream with long waiting lists and high prices to a realistic, immediately available relocation destination. The region sits in Ireland’s Southeast, just 150 km from Dublin, but significantly cheaper than the capital. Enniscorthy has a historical pedigree but has developed a modern business ecosystem over the last 5 years with tech service providers, smaller IT shops, logistics hubs for Southern Irish trade, and a vibrant cultural offering alongside historic museums. For investors, Wexford is not just a new-build play but also a hedge against overpricing in Dublin and Cork. Anyone relocating to Ireland in the next 12 months benefits massively. Instead of waiting on lists, you can choose from dozens of new A-Rated homes. Competition pushes prices to realistic levels. All new builds meet current EU energy standards with A-Ratings. With solid infrastructure and a healthy local job market, depreciation is unlikely.

The next 18-24 months are critical. Anyone buying or investing in Wexford now benefits from maximum supply advantage with not all new builds on market yet, still-moderate prices before demand surge from relocation, and early entry into an infrastructure-secure region. After 2027, Wexford won’t be the secret insider tip anymore, it’ll be an established, expensive property hotspot. The move forward should happen now.
